Buying or selling a home can seem overwhelming…especially in today’s market! As a Realtor (and mama) based in Severna Park, I have worked extensively with both new construction and resales. In terms of personal experience, my family bought a resale, sold a house, and bought a new construction home from a builder – all in the same neighborhood in under 10 years! When it comes to choosing between a resale and new construction, here are some things to consider: New homes are often being built in multiples -- in brand new planned communities. These are popping up all over Maryland as this generation of moms juggle kids with diverse needs, as well as careers and community. Many are moving towards a multi-generational style of living . Yay bells and whistles! People love to be the first to own a new home. Peace of mind comes with builder warranties, freshly passed inspections, personalized finishes and all new everything! New construction comes with more energy efficiency and smart features because of new-age builder technology. Keep in mind that supply chain issues affect all sectors of our lives, and when dealing with a new build, both buyers and builders feel delays deeply. In recent years, these delays were enhanced by the Covid pandemic. Many factors could affect timing and move-in when going with new construction. Buyers must be flexible with their moving schedule, to include additional rent and pricey lease extensions. Resale, or established homes are just that – existing and ready for move-in! Sometimes, this means taking on existing maintenance issues, or appliances/mechanicals near the end of their lives. Home Inspections will typically assess the condition of the home and any required repairs may be negotiated through your contract. Location is everything! When considering existing homes, a common draw is the neighborhood. Mature, tree- lined streets and chic amenities. With an older home, you could be saving money at the front end with such costs as front foot fees and HOA initiatives.

Personally, I love RESALE homes… and I love NEW homes! With all there is to consider, remember to enlist an experienced, local Realtor, and happy home shopping!
